Visa services

Visas, done properly.

From a one-year retirement extension to an Elite Visa application — we know the paperwork, the people, and the pitfalls.

Visas we work with

  • Retirement (O-A / O-X / Non-O over 50)

Eligibility review against the current financial thresholds, evidence preparation, annual extensions, 90-day reporting bundles, and the insurance check that catches most retirees out.

  • Marriage (Non-O)

Application, supporting documents in both languages, extensions, and the immigration interview prep nobody warns you about. We handle the appointment scheduling and the on-the-day coordination.

  • Work permits and Non-B

Coordination with employers and HR, document chasing, and BOI-supported cases. Whether you're the employee or the company, we work the problem from both sides.

  • Thailand Elite Visa

Programme selection (the right tier matters more than the cheapest one), member application, and renewals. Five-, ten-, fifteen-, and twenty-year options compared honestly.

  • Education (ED)

School and university coordination, visa application, and extension management. We'll also tell you if an ED visa is the wrong tool for what you actually need.

  • Smart Visa & DTV

Eligibility check for digital nomads, investors, and remote workers under newer programmes. Often the right answer for people who keep getting told they need a Non-B.

What we'll typically need from you

The exact list depends on the visa class. As a starting point, expect to provide:

  • Passport with at least 6 months validity

Plus copies of all relevant pages — main page, current visa stamp, last entry stamp.

  • Proof of funds

Bank statements showing the required minimum balance held for the required period — varies by visa class.

  • Proof of address

Lease, owner's ID, blue book or yellow book, or TM30 record. We'll confirm which works for your specific application.

  • Health insurance

Where required (e.g. retirement visa). We can arrange this through our insurance service if you don't already hold cover that meets the threshold.

  • Photographs

Recent, on a white background, sized to immigration's specifications. We'll send the exact spec and the closest photo studio if you need one.

  • Supporting documents

Marriage or birth certificates, employer letters, school enrolment letters, and so on — depending on the visa class. We provide a checklist before you start gathering anything.

Our process

  1. 01

    Eligibility call

Free. Honest. We will tell you if a visa is the wrong fit before you spend anything.

  2. 02

    Document plan

A written list of exactly what you need, in what language, and how to obtain it.

  3. 03

    Preparation

We prepare, translate, and notarise where required. You sign at the end.

  4. 04

    Submission & follow-through

We track the file and chase it. You get one update per milestone, not five emails a day.

Pitfalls we help you avoid

  • Bank statements that fall a few days short

Several visa classes require funds held for 2 or 3 months before submission. We start the clock early so the statements line up cleanly.

  • Insurance that doesn't meet the threshold on paper

Some plans look 'visa-compliant' on the marketing but the policy wording doesn't match current immigration rules. We check the wording, not the marketing.

  • TM30 not filed

Failure to file the TM30 (notification of stay) by your landlord is a common cause of visa-extension friction. We confirm it's filed before submission.

  • Translations that aren't accepted

Not every translator is accepted at every immigration office. We use translators whose certifications are accepted the first time.

  • Submitting on the wrong day

Some immigration offices are quieter mid-week, others mid-month. We schedule based on what's working at the moment, not the calendar's idea of business hours.
